The seat height is 18.5 at lowest and is adjustable up to 21.25 inches. It has a base arm height of 24.5 inches which is adjustable up to 27.25 inches. The fabric on the pieces is in good shape. There are some scrapes and scuffs to the bases, the chair shells, and the corners and edges. Overall, these chairs are in good condition.
